ALL INCLUSIVE NOTES AND TRUST DEEDS (A.I.T.D.)

Our real estate market is constantly changing and we must keep up in order to ensure that we retain our existing business but also encourage new business.  In this portion of the class you will learn the how to process an escrow where a new AITD is created.  Here are just a few of the topics we’ll cover:

Bulk Sale II

This class qualifies for  Six (6) C.E.A. approved Professional Designation Credits!

Taught by a Certified Escrow Instructor (CEI & CBSS Designation), this specialty escrow class provides in-depth instruction on the Bulk Sale escrow process and is a continuation to the previously held “Bulk Sale I” class.   This class will focus on the more complex aspects of the Bulk Sale process.

Our workshop will start out with a brief review of the key points of the Bulk Sale I class then proceed with introducing new material and information to help you toward mastering the Bulk Sale process.

Our Commercial Escrow I class is conducted by a former President of O.C.E.A. and an industry recognized expert in Commercial escrows.

Commercial Escrow II

The Instructor (Commercial Escrow Officer) has over 25 years of commercial escrow experience and works for a major Title Insurance company managing their commercial escrow portfolio. He is past president of the Orange County Escrow Association and holds CEA Professional designations of Certified Escrow Officer, Certified Senior Escrow Officer and Certified Escrow Instructor.

The primary focus of this class will be to add to the Commercial Escrow I curriculum by learning more about multi-site and more complex Commercial Escrows and how to audit a commercial escrow file in anticipation of a pending closing. The class will also cover the following topics:

Preventing Escrow Fraud                         

Many escrow companies have been victimized by fraud in the past few years, paying a heavy price because of their lack of education and preparedness. Some real life examples in escrow offices:

1) An independent escrow has $465,000 stolen and almost closes it’s doors due to wire fraud
2) An independent escrow has over $350,000 stolen, when stolen refund checks are discovered missing.
3) A broker-owned escrow has over $325,000 stolen, due to an employee cashing escrow related checks
4) A broker-owned property mgmt group found short $25,000; broker spent $50K in court to retain license

Interview Skills – A Performance Management Workshop

Portions of this workshop were presented during a past California Escrow Association Annual Conference.

Good hiring practices begin before the interview is even scheduled.  In this workshop participants will learn how to structure and deliver an effective interview; learn about the legal do’s and don’ts when asking questions; understand behavioral and competency based interview questioning; ensure that the prospective hire is a “cultural fit.”; understand “life themes” to aid in the hiring decision making, and much more!

Using a systematic approach, you will learn how to ask the right follow up questions while evaluating the job seeker’s response.  You will learn how to listen for “key words” that truly define what the person is saying and be able to rate their response accordingly.

Personal Property Escrow

Our Personal Property Escrow workshop is conducted in conjunction with Holding Escrows.

In this half day portion of the workshop, we will be focusing on the particulars of personal property escrow as it relates to the sale of jewelry, artwork, software, film syndications, inventories, businesses without owned Real Estate or ABC, chattel, etc. Add to your escrow service offerings!

By the end of class, you will learn about:

 

  • When and how Personal Property Escrows are used
  • Differences between Personal Property Escrows and Residential Escrows
  • Personal Property Escrow Forms and Documents/Purpose and Use
  • Red Flags that can stall your escrow from closing

Lenders Instructions

We see them everyday! We sign them just as often! But do we really read them? What they really say? What liability do we face for NOT following the Lender’s Instructions? Yes, time is an issue but liability is a BIGGER concern.

In this workshop, using “real” Case Studies and more, you will learn all about Lender’s Instructions and their importance to your escrow. Conducted by a former President of the Orange County Escrow Association and current industry recognized “expert witness” (both sides), our workshop will cover:

  • What are Lender’s Instructions? There purpose and use?
  • How to do “quick reviews” – tips and techniques!
  • What to do when a specific Instruction can’t be followed (legal or policy)?
  • The legal liability YOU are volunteering for when signing the L.I.
  • How delinquent loans/foreclosures can become your headache
  • What Lenders can do if instructions are not followed. You signed them!
  • Fannie Mae/Freddy Mac requirements and Lender’s Instructions!
  • Pushing back - working through difficult/complex issues with the Lender.
